Forty-eight homes below the foothills

For twenty-two years, Corbel Homes has built some of Boise's most considered homes. Sagestone is our newest: forty-eight houses on the bench above the river, eleven acres left wild, the Greenbelt a walk away. From the first homesite walk to the keys, one family builds it.

Keys

Four steps, contract to keys

Step 01 — Homesite

Choose the land before the plan

We walk the homesites with you, at sunrise if you like, and hold yours with $10,000 earnest money, applied at closing. Foothill or greenbelt view, the land decides the house.

Step 02 — Design studio

Nothing extra, nothing missing

Two appointments with our designer to choose cabinets, counters, floors, tile and fixtures, with $12,000 to spend before anything costs extra. Every option is priced before you sign.

Step 03 — Frame walk

Built by hand, made to last

When the walls are up, Annika walks your house with you before the drywall goes on: every stud, wire and pipe you will never see again. One crew leads it from footings to final.

Step 04 — Keys

Rooted in the soil we build on

A walk-through to learn the house, then a 60-day and an 11-month visit from Erik's team. Most homes take seven to nine months from contract to keys.

In every home we build

Included, not upgraded

Every plan at Sagestone is built to one specification. All of this is standard, and the design studio allowance comes on top.

Walls and roof

2x6 exterior walls with R-21 insulation, R-49 in the attic, 30-year architectural shingles.

Kitchen

Quartz counters, a 36-inch gas range, soft-close cabinets to the ceiling.

Floors and baths

Wide-plank waterproof flooring on the main level, quartz in every bath.

Heating and air

A 96% efficient furnace, central air, a tankless water heater and low-E windows.

Smart home

Keyless entry, a video doorbell and a smart thermostat, set up before you move in.

Front yard

Fully landscaped with sprinklers, finished before closing.

Warranty

1 year on workmanship, 2 years on systems, 10 years structural.

Quick move-in

Ready before the snow flies

The price we signed was the price we paid

4.9 from 212 reviews

“We watched our house go from a stake in the dirt to a kitchen full of people. Annika walked the frame with us and answered every question twice.”

Jenna and Marcus, Sagestone homesite 3

“No surprise change orders. The price we signed was the price we closed at, to the dollar.”

Priya, moved from Meridian

“Erik's team came back at eleven months and fixed a cabinet door we'd stopped noticing. That's the builder you want.”

How long does a home take to build?

Most homes take seven to nine months from contract to keys. A quick move-in home can close in thirty days.

Can I change the plan?

Within reason, yes: structural options like a bigger garage, a covered deck or a finished basement are priced on paper before you sign, and the $12,000 design studio allowance covers your finishes.

What does it take to hold a homesite?

$10,000 earnest money, applied in full at closing. Foothill and greenbelt-view homesites carry a premium from $15,000.

Is there an HOA?

Yes, $85 a month. It covers the eleven acres of open space, the walking loop, the pocket park and the front-yard landscaping.

Do I have to use your lender?

No. Use any lender you like. Our preferred lender pays up to $10,000 toward closing costs if you choose them.

Can I bring my own real estate agent?

Please do. Buyer's agents are welcome at every step, from the first tour to closing.
